This is a fully remote position, open to applicants in Texas.
• Gather all necessary zoning and use due diligence information to confirm that the property is suitable for its intended use, including obtaining required permits for operating the Profit Center.
• Acquire leasehold improvement estimates and contribute to the budgeting process for LHI.
• Complete projects within established timelines while ensuring adherence to quality standards.
• Collaborate with regional operations to effectively communicate and implement all company initiatives, encompassing new constructions, relocations, remodels, and retrofits.
• Choose architects and engineers to create future plans and contract documents based on their expertise, budget considerations, and timelines.
• Conduct site visits to evaluate project performance from the perspectives of quality, schedule, and costs.
• Guarantee prompt and high-quality repairs and maintenance for existing stores.
• Review and authorize contracts, work orders, and purchase orders related to construction projects.
• Provide technical advice to management regarding facility matters.
• Attend relevant planning and zoning meetings as necessary.
• Develop and oversee departmental and construction budgets.
• Manage construction relationships on all projects to ensure effective communication flow.
• Select and/or modify vendors, architects, engineers, and contractors with the necessary approvals.
• Approve change orders, purchase orders, and invoices within specified approval limits; authorize payments as per designated levels.
• Oversee key leasehold purchases and installations (such as signs, fuel tanks, security systems, etc.).
• Assist management in maintaining compliance with environmental regulations.
• Support managers with facility maintenance tasks.
• Preferred college degree.
• At least 5 years of construction management experience is preferred.
• Strong communication skills are essential.
• Must possess a keen attention to detail.
• Negotiation skills are required.
