• Assist in both rehabilitation and new construction initiatives by managing bids, permits, inspections, contractor compliance, invoices, and documentation.
• Solicit and acquire contractor bids for each project.
• Develop Scope of Work documents for Requests for Proposals (RFPs) in collaboration with the Construction Manager.
• Verify and obtain contractor licenses, Certificates of Insurance, and W-9 forms.
• Manage contracts, scopes of work, and electronic signatures effectively.
• Request and monitor invoice submissions.
• Upload and systematically organize all project documentation in Google Drive and Coda.
• Update information related to new homes in Rent Manager.
• Monitor permit approvals and inspections.
• Coordinate inspections for electrical, plumbing, building, and mechanical work, as well as Certificates of Occupancy.
• Ensure that permit inspections are conducted successfully.
• Exceptional communication skills in English, both written and verbal.
• Strong organizational and administrative capabilities.
• Proficient in managing contractor compliance and logistics.
• Experience with spreadsheets, project tracking, and documentation management.
• Capability to multitask and prioritize efficiently in a remote setting.
• Comfortable with consistent follow-up and coordination through phone communications.
• Experience in construction or property management is advantageous but not mandatory.
• 80 PTO hours annually.
