
Commercial Facilities Maintenance Technician

This is a fully remote position, open to applicants in Tennessee.
• Accountable for the efficient, effective, and timely provision of the Company’s services to a diverse range of clients within a specified geographic area.
• Provided with a company van and tools, travels to various customer locations to maintain commercial properties.
• Executes preventive maintenance and corrective repairs on buildings, equipment, and grounds.
• Engages in direct “face to face” interactions with Customers to meet their requirements.
• Applies multiple trade skills, including carpentry, plumbing, electrical work, painting, roofing, HVAC, and other necessary skills to address maintenance issues.
• Completes preventative maintenance and repairs according to work order specifications.
• Independently carries out duties in accordance with company protocols, regulatory standards, and safety guidelines.
• Conducts minor plumbing maintenance on existing systems (e.g., unclogging toilets and drains, repairing leaks in drains and faucets, replacing toilets and faucet fixtures as necessary, etc.).
• Performs routine painting and carpentry work as needed to keep our Client’s facilities in pristine condition (e.g., repairing holes in drywall, preparing the area, and matching paint to achieve a uniform, like-new appearance).
• Executes minor electrical maintenance as permitted without a license under state law (e.g., repairing or replacing fixtures, wall switches, and outlets; replacing light bulbs, ballasts, and sockets as necessary).
• Conducts service inspections and asset inspections as required.
• Fully leverages technology (tablet, smartphone) to: Access and fulfill work orders, including notes on services rendered; create and submit Service Reports and Quality Inspection images and reports; submit timesheets, expense reports, and purchase card logs.
• Acquires necessary materials and supplies to complete all tasks.
• Fosters a positive relationship with clients, ensuring and enhancing customer satisfaction.
• Maintains prompt and consistent communication with customers and internal support teams.
• Completes EFS mandated safety and compliance training and participates in weekly safety meetings.
• Provides estimates for larger projects and services required by onsite customers.
• Performs additional duties as assigned or necessary.
• High School diploma or Degree/Certification, or equivalent professional experience in Landscaping, Trades (Electrical, HVAC, Plumbing, etc.), or Specialty Floor Care is preferred.
• Two (2) to Five (5) years of mechanical experience, including electrical, plumbing, and carpentry, or an equivalent combination of training, education, and experience is required.
• Any combination of education, training, and experience that demonstrates the ability to perform the specified duties and responsibilities, including related work experience in one or more building trades.
• Previous experience in the landscape, janitorial, or construction-related services industries is highly preferred.
• Must hold applicable certifications, licenses, and a valid driver's license in good standing.
• Ability to read and understand instructions, including safety policies and procedure manuals.
• Ability to write routine reports and correspondence.
• Ability to effectively present information in both individual and small group settings.
• Complete assigned work orders promptly and communicate work order status through the designated business process.
• Proficient in using handheld devices and business systems or document management software, including but not limited to Microsoft Office, Lotus Notes, and MS Office (Word, Excel).
• Adhere to all relevant codes, regulations, governmental agency directives, and Company policies related to building operations and work safety.
• Carry out day-to-day repairs, emergency services, and preventive maintenance as assigned.
• Maintain adequate knowledge of and comply with OSHA (Occupational Safety & Health Act) standards and Company safety policies at all times.
• Have experience in the installation, maintenance, troubleshooting, and repair of building mechanical systems, including HVAC, plumbing, and electrical systems.
