Commercial Appraiser

This is a fully remote position, open to applicants in United States.

📋 Description

• Prepare comprehensive commercial real estate appraisal reports independently from start to finish.

• Determine the appropriate scope of work aligned with client goals, including financing, estate management, reporting, investment, or sale.

• Choose and implement Cost, Sales Comparison, and Income Capitalization methods.

• Conduct market studies, assess highest and best use, and perform feasibility analyses.

• Investigate, validate, and analyze sales data, property listings, rental rates, operational data, zoning regulations, land use, and ownership details.

• Inspect both subject and comparable properties while conducting market interviews.

• Leverage Argus and third-party databases to reinforce valuation conclusions when necessary.

• Maintain open lines of communication with clients and internal team members throughout the appraisal process.

• Ensure adherence to USPAP, FIRREA, and any specific client requirements.

• Contribute to AEI’s internal database of comparable properties and participate in quality initiatives.

• Provide mentorship to junior appraisers and analysts as needed.

⛳️ Requirements

• At least 2 years of experience in commercial real estate appraisal.

• State Certified General Real Estate Appraiser certification is mandatory.

• MAI designation is preferred but not essential.

• Advanced understanding of valuation theory, financial analysis, and appraisal documentation.

• Proficient in MS Office, comparable databases, and AI-driven workflows.

• Excellent written, verbal, and analytical abilities, with an emphasis on effective client communication.
