This is a fully remote position, open to applicants in New York.
• Conduct monthly and quarterly analyses comparing actual performance to budget, breaking down variances into operational drivers (occupancy, lease trade-outs, renewals, controllable expenses), market conditions (rent trends, concessions, supply), and performance of comparable properties.
• Maintain and improve market comparison sets; monitor submarket rent, occupancy, and concession statistics to provide context for asset performance.
• Collaborate with Property Management to pinpoint performance issues, verify budget assumptions, and monitor corrective action plans.
• Develop and sustain Excel models and reporting tools for tracking budget versus actual results, trend analysis, and portfolio summaries.
• Extract and analyze data from property management systems (Yardi or similar) to support ongoing reporting and ad hoc analyses.
• Evaluate underwriting budgets and operating assumptions for multifamily assets at the time of acquisition and throughout the holding period.
• Assist with investment reporting materials, including memos, return analyses, and scenario modeling.
• Support due diligence processes by reviewing third-party reports and financial data.
• Aid in the annual budgeting process: construct, model, and stress-test property-level operating budgets in collaboration with Asset Management and Property Management.
• Contribute to investor reporting with asset-level performance narratives and relevant schedules.
• Assist Asset Management with hold/sell evaluations, refinancing assistance, and updates to business plans as necessary.
• Utilize AI tools (e.g., Claude, ChatGPT, Excel integrations) to enhance the efficiency of analysis, underwriting, reporting, and workflows.
• Help to develop and refine internal processes to boost efficiency and scalability.
• Identify potential for automating recurring analyses and improving data quality.
• Bachelor's degree in Finance, Economics, Accounting, Business, or a related discipline.
• 1-4 years of experience in multifamily or commercial real estate, with backgrounds in asset management, property accounting, acquisitions, FP&A, or valuation/appraisal considered.
• Proficient financial modeling skills in Excel, including the ability to construct and audit models.
• Familiarity with multifamily operating statements and key metrics such as NOI, economic occupancy, trade-outs, and expense ratios.
