This is a fully remote position, open to applicants in Pakistan.
• Abstract executed leases and amendments into the lease database.
• Maintain the critical date calendar and provide advance notice.
• Route and file leases, amendments, estoppels, SNDAs, and consents in indexed digital lease files.
• Establish and maintain rent records, escalations, amendments, and abatements.
• Validate monthly base rent, CAM, tax, insurance, and percentage-rent billings against leases prior to payment.
• Prepare payment files for the Accounting department.
• Oversee outsourced CAM and tax audits and monitor approved claims for credit or refund.
• Review year-end reconciliations and rectify errors.
• Track real estate tax bills and assessments, verify pro-rata shares, and identify candidates for protest.
• Issue and maintain certificates of insurance.
• Monitor landlord obligations and send notices for any unmet commitments.
• Maintain W-9s, landlord and property manager records, and payment instructions.
• Assist with franchisor and lender consent, estoppel, and reporting requests.
• Act as the primary point of contact for property managers on a daily basis.
• Prepare and file tenant improvement allowance draw packages and monitor receipt.
• Support back-charge claims and portfolio events, including closures, relocations, assignments, and subleases.
• Ensure accuracy in the lease database and generate recurring reports.
• Write and maintain standard operating procedures (SOPs) and assist in defining, training, and supervising a future associate role.
• 4+ years of experience in U.S. retail or commercial lease administration, lease accounting, or property accounting, preferably with multi-site portfolios.
• Ability to read and accurately abstract U.S. shopping-center leases, including CAM, tax, and insurance pass-throughs, caps, exclusions, options, and notice requirements.
• Working knowledge of CAM and real estate tax reconciliations, with the ability to identify improper charges and maintain positions with landlords or audit firms.
• Experience managing certificates of insurance in accordance with lease-specific requirements.
• Proficient in advanced Excel functions.
• Excellent written and verbal communication skills in English for direct, professional interaction with U.S. landlords and property managers.
• Exceptional attention to detail and follow-through, with the ability to manage a deadline calendar where missed dates have financial implications.
• Must possess a computer or laptop with a webcam.
• Reliable high-speed internet connection.
• Preferred: experience with a lease administration platform, e-signature tools, and an ERP/AP system.
• Preferred: experience supporting a growing portfolio or collaborating with a U.S.-based team from offshore.
• Full-time Monday–Friday night shift.
