This is a fully remote position, open to applicants in United States.
• Develop and oversee a pipeline of candidate sites and AI Factory partners throughout North America
• Assess sites based on criteria such as power capacity, time to energization, rack density, readiness for liquid cooling, fiber diversity and latency, and permitting risks
• Conduct technical and commercial due diligence on landlords, operators, and developers
• Provide go/no-go recommendations that align with customer demand and the deployment roadmap
• Collaborate with utilities and cooperatives to secure load commitments and expedite interconnection and energization processes
• Supervise load studies, service agreements, and the timelines for substation or transmission upgrades
• Analyze bridge and behind-the-meter power options
• Foster relationships with fiber carriers, dark fiber providers, and network operators
• Secure diverse, high-capacity routes and negotiate connectivity agreements
• Oversee site delivery through operational readiness and the handoff to customers
• Coordinate with construction firms, engineering partners, and integrators to meet power, cooling, network, and rack-ready milestones
• Manage schedules, budgets, risks, and critical-path dependencies across multiple sites
• Serve as the senior point of contact for site partners, utilities, builders, and local stakeholders
• Negotiate site, power, and connectivity agreements within the scope of delegated authority
• Lead executive-level discussions and collaborate with Sales and Customer teams
• Develop a scalable playbook for site qualification and onboarding
• Maintain the pipeline, megawatt timelines, and partner performance tracking
• Provide executive reporting on readiness, risks, and projected capacity
• During the first 90 days, map the site pipeline and partner landscape, establish qualification tools, and advance at least two priority sites to go/no-go
• 8–12+ years of experience in data center development, site selection, colocation or hyperscale infrastructure, or energy/utility project development
• Direct experience in securing utility power for large-load sites, encompassing interconnection, load studies, and service agreements
• Familiarity with fiber networks and carrier provisioning
• Proven track record of delivering multiple concurrent infrastructure projects within tight timelines
• Strong negotiation capabilities with utilities, landlords, carriers, and contractors
• Ability to operate effectively amidst ambiguity and take real ownership in a fast-paced startup environment
• Excellent executive communication skills, both clear and concise
• Preferred: experience with high-density GPU or AI deployments, including direct liquid cooling and NVIDIA reference architectures
• Preferred: established network among utilities, developers, carriers, and data center operators in key North American markets
• Preferred: knowledge of permitting, zoning, land entitlement, and local incentives
• Preferred: experience with site financing or capacity offtake structures
• Preferred: background in electrical or mechanical engineering, construction management, or energy
