Technical Services, Sustainability Operation Sales Executive

📋 Description

• Drive growth within designated existing client accounts and seek qualified new business opportunities in targeted markets.

• Achieve or surpass assigned annual revenue targets while upholding desired margins and in-year revenue goals.

• Develop and manage a qualified pipeline of TSSO opportunities within the assigned territory or account portfolio.

• Lead the development of pricing strategies for opportunities to ensure competitive positioning while preserving profitability.

• Engage in contract negotiations to secure favorable terms and manage risks, escalating complex issues as needed.

• Identify and qualify expansion opportunities within current portfolio accounts.

• Act as a TSSO subject matter expert, providing technical expertise to support sales teams in Engineering, Smart Building, and Sustainability services.

• Create and deliver persuasive sales content, pitch materials, service demonstrations, and pre-sales technical support.

• Coordinate RFx responses for TSSO components, ensuring submissions are timely, accurate, and distinct.

• Conduct pricing and solution reviews in collaboration with operations teams to validate technical accuracy and business viability.

• Enhance the speed and quality of responses for TSSO demonstrations and proposal inputs.

• Contribute to the development of innovative, customized TSSO solutions that address specific client challenges.

• Maintain precise and up-to-date sales information in CRM, following JLL's sales and solutions processes.

• Adhere to established sales methodologies utilizing JLL's proprietary tools and platforms.

• Collaborate with FOS leaders on the use of sales platforms and pipeline reporting for TSSO services.

• Support the implementation of TSSO best practices within bid responses and sales methodologies.

• Partner with business line and service platform leaders to formulate integrated sales strategies that leverage JLL's comprehensive capabilities.

• Work with internal technology teams to position and sell integration services and technology solutions.

• Collaborate closely with the Global TSSO operations team to align sales strategies with service delivery capabilities.

• Engage cross-functionally with account teams, pursuit teams, and functional leaders to coordinate TSSO positioning.

• Develop an understanding of the competitive landscape, market trends, and differentiation strategies.

• Actively participate in real estate and industry organizations, establishing credibility as a TSSO subject matter expert.

• Represent JLL at relevant industry events, conferences, and client forums.

• Build and nurture a professional network within the commercial real estate and sustainability sectors.

• Provide recommendations to Sales Enablement regarding proposal language, technical deliverables, and pitch materials.

• Assist in the development of bundled offerings that combine TSSO with complementary JLL specialty services.

• Contribute to the creation of reusable sales materials, case studies, and technical content.

• Share client insights and competitive intelligence to guide solution development.

• Work effectively across various organizational levels, collaborating with sellers from account executives to senior leadership.

• Mentor junior team members on TSSO technical concepts and sales techniques (as applicable).

• Exhibit innovation in approach, challenging conventional thinking and providing fresh perspectives to client engagement.

• Foster a team culture focused on excellence, responsiveness, and a client-first mindset.

• Develop a comprehensive understanding of JLL's extensive capabilities to meet client needs, identifying opportunities to expand client engagement by partnering with business and service line leaders.


⛳️ Requirements

• Bachelor of Science degree or equivalent required.

• 5 years of TSSO or relevant experience (Engineering, Smart Building, Sustainability, Energy Management).

• 5 years of sales or business development experience, preferably in solutions selling.

• Experience in Corporate Real Estate or Commercial Real Estate.

• Proven success in driving and closing complex sales opportunities.

• Strong working knowledge of TSSO services, including engineering, smart building technologies, and sustainability operations.

• Understanding of corporate real estate needs and how TSSO services provide value.

• Familiarity with building systems, ESG frameworks, and sustainability reporting requirements.

• Comfort with technology solutions and business analytics platforms.

• Knowledge of the competitive landscape in TSSO and related service areas.

• Demonstrated ability to prospect, qualify, and advance complex sales opportunities.

• Experience leading sales presentations to senior stakeholders (VP to C-suite level).

• Proven capability in pipeline development and sales forecasting.

• Strong understanding of the sales process from prospecting to contract execution.

• Ability to articulate value propositions and business cases to varied audiences.

• Experience translating client needs into unique service offerings.

• Track record of meeting or surpassing revenue targets.

• Confident and credible presenter capable of delivering compelling narratives to executives and decision-makers.

• Ability to adapt communication style to diverse audiences and client cultures.

• Strong written communication skills for proposals, emails, and business correspondence.

• Responsive and concise in all forms of communication (verbal, written, digital).

• Active listening skills with the ability to discern needs and adjust approach accordingly.
