This is a fully remote position, open to applicants in California.
• Oversee and manage various elements of site acquisitions, zoning, permitting, and the overall coordination of constructing wireless infrastructure sites.
• Responsible for achieving results and expected to lead these initiatives with commitment and expertise.
• Conduct research, analyze, and negotiate contracts and lease agreements to fulfill client requirements.
• Manage jurisdictional processes, including filing and obtaining land use permits, while ensuring the zoning and permitting process is accurate and complete.
• Actively represent PTI Services at public and community hearings.
• Track and update project plans and schedules.
• Possess knowledge in analyzing land use codes while being capable of troubleshooting and resolving any emerging issues.
• Engage and work collaboratively with project team members, supervisors, project managers, internal stakeholders, site construction teams, and external clients and vendors via phone.
• Assess and approve development plans to ensure compliance with local regulations.
• Work alongside developers, government agencies, and community members to resolve conflicts and ensure project alignment.
• Bachelor's degree in Business Administration, Real Estate, Land Use Planning, or a related field with equivalent experience in wireless telecommunications.
• At least 1 year of professional site development experience; experience in commercial real estate property, right-of-way acquisition, or land use in either the private or public sector, ideally within the telecommunications/wireless industry.
• Familiarity with customer-specific processes and online application platforms; readiness to learn proprietary systems.
• Advanced proficiency in Microsoft Office Suite: Excel (data analysis, pivot tables), PowerPoint (presentation creation), Word (documentation), Outlook (communication).
• Strong grasp of U.S. real estate principles, including rights-of-way acquisition, licenses, permits, and land-use contracts.
• Excellent written and verbal communication skills; professional and focused on customer service.
• Strong interpersonal abilities with a talent for building and maintaining relationships across internal teams and external stakeholders.
• Proven capability to manage multiple projects under pressure with minimal supervision.
• Proficient in time management, prioritization, and adhering to tight deadlines.
• Highly organized, detail-oriented, and proactive in addressing problems.
• Self-driven and able to work independently with a high degree of accountability.
• Willingness to travel to job sites as necessary.
• Knowledge of carriers' A&E standards and site development procedures.
