This is a fully remote position, open to applicants in Arizona, +4 more states.
• Develop customized schedules for land lease or acquisition, taking into account zoning status, conditional use permits, platting, and necessary third-party approvals to expedite construction start for specific projects.
• Oversee and guide a team of architects, civil, structural, and electrical engineers, among others, to assess the economic and zoning feasibility of a land site.
• Lead presentations at local staff meetings, design review boards, planning commissions, and city council meetings to advocate for clients and secure zoning and site plan approvals.
• Manage the initiation and collection of all required surveys to qualify a land site, including Title Reports, ALTA Surveys, Geotechnical reports, Environmental reports, Sign Surveys, and more based on the site’s needs.
• Serve a vital leadership, coordination, and communication function with all stakeholders, including clients, architects, civil, structural, electrical and mechanical engineers, sign vendors, and others.
• Oversee program and project initiatives for new store developments, store relocations, and multistate program implementations.
• Assist during the preliminary leasing or purchase agreement feasibility phase by reviewing all surveys and delivering cost and zoning analyses to Real Estate for evaluation and consideration.
• Pursue all necessary approvals from County, City, State, and other entities to prepare a land site for Lease Commencement or Closing, while keeping the client and all stakeholders informed at every stage.
• Adhere to established development timelines by assessing master project schedules for assigned projects, ensuring accurate and timely information is provided to Architects and Civil Engineers, verifying synchronization of material procurement and delivery with schedules, regularly monitoring project progress, visiting sites, and requesting adjusted completion target dates when necessary.
• Provide value engineering suggestions and identify cost-saving opportunities through ongoing project evaluations.
• Complete all necessary documentation and paperwork, ensuring timely and precise project status reporting while traveling.
• Bachelor’s degree in Construction Management, Architecture, Engineering, or a related field.
• 10+ years of development management experience in the commercial construction sector or equivalent experience as an Owner’s Representative, or any similar combination of education and experience.
• Experience in pre-construction and land development activities, including site planning, grading plan reviews, and utility design and review.
• Proficiency in Feasibility/Due Diligence, Site Planning, Permitting, Site Analysis, civil design and construction, Entitlements, Land Use, Land Planning, Utility Providers, and Construction.
• Demonstrated experience working with local municipalities and organizations to acquire site plan and zoning approvals for specific concepts.
• Preferred experience in managing projects related to restaurants, banking, and/or pad sites.
• Certification in PMP, PE, AIA, LEED, or CMAA is preferred.
• Skilled in preparing and tracking detailed project budgets and schedules.
• Proven ability to lead and manage multiple facets of various projects simultaneously.
• Strong understanding of the construction industry, including terminology, codes, documentation, and design disciplines.
• Ability to read, comprehend, and apply construction standards and plan sets.
• Proficient in project management software (e.g., Microsoft Project, NIKU).
• Capable of conducting weekly project meetings either onsite or through conference calls with clients, contractors, vendors, and other stakeholders.
• Demonstrated experience in building customer/vendor relationships.
