This is a fully remote position, open to applicants in United States.
• Create and implement revenue management strategies based on data analysis, market insights, and operational performance for a variety of multifamily communities.
• Develop pricing recommendations for new leases, renewals, transfers, and lease terms.
• Oversee daily pricing and renewals within revenue management platforms while ensuring alignment with ownership objectives.
• Monitor and modify concessions, specials, and promotional programs to meet occupancy and revenue targets.
• Optimize lease expiration timelines to reduce vacancy risks and turnover concentration.
• Discover opportunities to enhance additional revenue streams, such as parking, storage, pet fees, utilities, and other income sources.
• Analyze asset performance metrics including occupancy rates, leased percentages, exposure, renewals, traffic, conversion ratios, rent growth, delinquency trends, and revenue attainment to refine strategies and improve operational performance.
• Forecast occupancy, rental revenue, and market performance to assist in budgeting and business planning.
• Recognize risks and opportunities that could affect revenue growth.
• Present pricing strategies, revenue performance, market conditions, and recommendations to clients and Operations partners.
• Aid in the preparation of forecasts and re-forecasts as needed.
• Conduct market research and competitive pricing analysis; work with regional leaders to assess the competitive positioning of properties.
• Keep track of local supply and demand conditions, new developments, economic trends, and competitive positioning.
• Maintain accurate competitive sets within revenue management systems.
• Lead weekly pricing and revenue review meetings with Regional Managers, Community Directors, and Clients/Asset Managers.
• Collaborate with Operations teams to ensure effective implementation of pricing strategies.
• Work with Marketing to align leasing initiatives and demand generation strategies with pricing goals.
• Provide training and support to onsite teams regarding pricing strategies, lease management, and revenue optimization tools.
• Communicate updates on revenue strategies and performance to executive leadership and ownership groups.
• Address pricing inquiries and concerns promptly and effectively.
• Lead the implementation, configuration, optimization, and ongoing administration of revenue management platforms for both new and existing assets.
• Configure lease parameters, pricing rules, amenity pricing, and asset-specific strategies within revenue management systems.
• Serve as the subject matter expert on revenue management systems, offering guidance and support to leadership and field teams.
• Monitor system recommendations, overrides, and adoption rates to ensure consistent execution of pricing strategies across the portfolio.
• Manage and maintain revenue management software platforms and associated reporting tools.
• Ensure that revenue management best practices are effectively applied to new lease and renewal pricing.
• Audit pricing overrides, lease compliance, amenity pricing, and system settings.
• Create dashboards and reports that deliver actionable insights to stakeholders.
• Ensure data integrity across property management and revenue management systems.
• A Bachelor’s degree in Finance, Real Estate, Business Administration, or a related field is required.
• A minimum of 5 years of relevant experience in pricing/revenue management, preferably within the multifamily housing sector.
• Experience with third-party management companies is strongly preferred.
• In-depth understanding of RealPage platforms, including AIRM and Yieldstar; familiarity with other revenue management software such as Yardi Revenue IQ, REBA, Rentana, LRO, or similar platforms.
• Proficiency in analyzing operating/income statements to assess performance metrics.
• Strong analytical skills, with the capacity to handle multiple projects while maintaining a keen attention to detail.
• Excellent communication skills, both written and verbal, with the ability to convey information clearly and persuasively at all business levels.
• Self-motivated and capable of working effectively with minimal supervision.
• Ability to adapt to changing demands and operate flexibly.
• Strong project management abilities, including effective time management, organization, and meeting deadlines.
• Advanced proficiency in Excel is required; experience with SQL, Power BI, Tableau, or other business intelligence and reporting tools is preferred.
• A valid driver’s license with no major infractions in the last 12 months is necessary.
