This is a fully remote position, open to applicants in California.
• Oversee daily work order activities to ensure that tasks are completed on schedule and within budget for HVAC, plumbing, handyman services, door cores & keys, janitorial, electrical, lighting, signage, music, pest control, fire protection, burglar alarms, and trash/recycling across all locations.
• Daily review and management of work orders to ensure completion in the client portal.
• Monitor the resolution of any issues and communicate progress to store teams and vendors.
• Respond to emails and calls from stores and field leadership regarding maintenance issues with a sense of urgency.
• Assess the responsibility for issues as being that of the Landlord, Five Below, or the vendor.
• Take part in the weekly review of the Work Order Activity Report.
• Approve invoices and track all maintenance expenses, reconciling them monthly against the approved budget.
• Supervise recurring services such as HVAC preventative maintenance, trash removal, and interior/exterior cleaning to ensure timely completion.
• Modify energy management systems as necessary and assist in their monitoring.
• Process alarm permits as needed.
• Ensure timely renewals of permits.
• Manage the waste management program for stores, including adjustments in service levels.
• Identify opportunities to reduce costs.
• Oversee Store Capex projects to ensure adherence to budget, including lighting, painting, trim and graphics, exterior graphics, and awning replacement, along with any other planned projects.
• Approve and assign the scope of work.
• Track and document work completion through to the invoicing process.
• Collaborate with the Facilities Manager, providing weekly updates on repair and maintenance issues.
• Deliver outstanding customer service and support to all internal and external teams.
• Build and maintain strong relationships and communication with Wowtown crew members, outside vendors, landlords, and property managers, in alignment with our corporate values.
• Work flexible hours as the point of contact for emergency facilities issues, including taking emergency calls after hours and on weekends.
• 3-5 years of experience in the administration of building maintenance, general contracting, or related construction work.
• High School diploma required, with some college education preferred.
• Highly organized, self-motivated, independent thinker who operates with minimal supervision in a fast-paced environment.
• Ability to track and report on construction projects using computerized systems.
• Familiarity with maintaining construction-related accounting records.
• Knowledge of retail store maintenance practices.
