This is a fully remote position, open to applicants in United States.
• Formulate a long-term facilities and engineering strategy that aligns with corporate objectives.
• Establish benchmarks for engineering performance, maintenance procedures, and capital planning initiatives.
• Act as a senior advisor to the COO and Ownership on matters related to facilities performance, risks, and portfolio requirements.
• Supervise the infrastructure for emergency preparedness and ensure adherence to generator and environmental regulations.
• Manage all facilities operations within the portfolio, guaranteeing building readiness, system integrity, and compliance with regulations.
• Implement enterprise-wide CMMS standards (TELS or similar) for preventive maintenance, work orders, and asset lifecycle management.
• Promote continuous improvement initiatives centered around safety, quality, efficiency, and reliability.
• Conduct quarterly inspections of the portfolio and oversee the planning of corrective actions.
• Ensure optimal operation of mechanical, electrical, plumbing, and environmental control systems.
• Oversee critical systems such as HVAC, emergency power, fire/life safety, elevators, access control, and water management.
• Set testing schedules, ensure compliance with certification, and establish system performance benchmarks.
• Develop and manage Ciel’s multi-year capital improvement strategy.
• Lead the scoping, bidding, contracting, and execution phases of CapEx projects.
• Ensure investments promote long-term asset stability, regulatory compliance, and satisfaction among residents.
• Maintain transparent reporting and forecasting for Ownership and Executive Leadership.
• Create an enterprise vendor strategy, negotiate master service agreements, and manage relationships with contractors.
• Ensure rigorous procurement processes, performance management, and alignment with Ciel's quality standards.
• Supervise RFPs, bid evaluations, and contract execution.
• Ensure compliance with state licensing laws, building codes, life-safety codes, and directives from AHJ.
• Lead fire marshal visits, prepare surveys, and manage follow-up remediation efforts.
• Maintain regulatory documentation, inspection logs, and life-safety binders.
• Develop and manage annual budgets for repairs & maintenance, utilities, and capital expenditures.
• Analyze financial performance, manage expenses, and support value engineering initiatives.
• Review monthly financials, identify discrepancies, and implement corrective measures.
• Mentor and develop maintenance leaders at both regional and community levels.
• Foster a culture of accountability, hospitality, safety, and technical proficiency.
• Assist in the recruitment, onboarding, and training of facilities staff.
• A Bachelor’s degree in engineering, Facilities Management, Business Administration, Construction Management, or a related field is preferred.
• 7–10+ years of progressive multi-site facilities leadership experience in senior living, healthcare, hospitality, or commercial real estate.
• Strong technical knowledge of building systems, life-safety codes, CMMS systems, and capital planning.
• Proven experience in leading large teams and managing complex facility operations.
• Exceptional communication, organizational, and leadership abilities.
• Travel requirement: 90–100%.
