This is a fully remote position, open to applicants in South Africa.
• Identify acquisition opportunities within a specified buy box utilizing MLS, off-market channels, and direct outreach methods.
• Perform initial property evaluations and screen candidates against investment criteria.
• Initiate and oversee communications with sellers to collect preliminary details, rent rolls, and expense histories.
• Prepare letters of intent for review and signature by principals.
• Develop and sustain pro formas for acquisition and development initiatives.
• Monitor NOI, DSCR, and return assumptions throughout the portfolio.
• Structure loan terms with financial institutions and compile lender packages.
• Coordinate due diligence, manage timelines for third-party reporting, and assist in closing execution from the accepted LOI to funding.
• Act as a liaison among architects, contractors, and vendors involved in active projects.
• Track project schedules and deliverables; proactively identify issues.
• Oversee document flow and approvals for ongoing projects.
• Assist in daily rental operations, including lease tracking and resident communications.
• Coordinate with vendors and address maintenance issues promptly.
• Aid in evaluating and collaborating with third-party operators.
• Contribute to the design and coordination of community programs and activities for senior residents.
• Create resident onboarding materials, community agreements, and engagement touchpoints.
• Consider the broader aspects that make a home feel like a community.
• Help develop SOPs, workflows, and playbooks as the portfolio expands.
• Document successful strategies and identify areas for improvement.
• Establish systems that enable team scalability without increasing complexity.
• 2–5 years of experience in real estate, property management, development, or hospitality. Direct experience with pro forma creation, lender interactions, or acquisition target evaluations is highly beneficial.
• A warm, professional communicator who is comfortable interfacing with sellers, residents, vendors, and lenders, often within the same day. Discretion and empathy are crucial, particularly when working with senior residents.
• Equally adept at managing deal spreadsheets and community calendars. Enjoys a diverse range of tasks and can prioritize effectively across competing responsibilities without oversight.
• This is a remote position on a small team; self-management of workload, proactive issue identification, and working independently are essential.
• When repeating a task for the third time, you document it. You are interested in establishing processes rather than merely completing tasks. Comfortable navigating ambiguity in a growing organization.
• Preferred: Experience in senior living, aging services, or community development. Familiarity with RAL-scale or residential assisted living concepts. Experience in evaluating personal real estate deals or managing a personal portfolio. Interest in the coliving movement.
• Competitive salary based on experience ($1500 - $1900 monthly).
