This is a fully remote position, open to applicants in Philippines.
• Identify acquisition opportunities aligned with a specific buy box utilizing MLS, off-market channels, and direct outreach.
• Perform initial property evaluations and screen candidates against investment criteria.
• Initiate and oversee communications with sellers to collect preliminary data, including rent rolls and expense history.
• Prepare letters of intent for review and signature by the principal.
• Create and maintain pro formas for acquisition and development initiatives.
• Monitor NOI, DSCR, and return assumptions throughout the portfolio.
• Structure loan terms with lenders and compile lender packages.
• Coordinate due diligence, manage timelines for third-party reports, and facilitate the closing process from the accepted LOI to funding.
• Act as a liaison among architects, contractors, and vendors for ongoing projects.
• Monitor schedules and deliverables; proactively address any issues.
• Manage document flow and approval processes for active projects.
• Assist in daily rental operations, including lease tracking and communications with residents.
• Coordinate with vendors and prioritize maintenance concerns.
• Aid in evaluating and collaborating with third-party operators.
• Design and organize community programs and activities tailored for senior residents.
• Develop onboarding materials for residents, community agreements, and engagement points.
• Consider comprehensively what creates a community feel within a home.
• Contribute to the creation of SOPs, workflows, and playbooks as the portfolio expands.
• Document successful practices and identify areas for improvement.
• Establish systems that enable the team to scale efficiently without added complexity.
• 2–5 years of experience in real estate, property management, development, or hospitality. Direct experience in building pro formas, collaborating with lenders, or assessing acquisition targets is highly advantageous.
• Warm and professional communicator, comfortable engaging with sellers, residents, vendors, and lenders—often within the same day. Discretion and sensitivity are crucial, particularly with senior residents.
• Equally adept at handling deal spreadsheets and community calendars. Does not require a narrowly defined role; enjoys variety and can prioritize effectively across multiple tasks.
• This is a remote position within a small team. You will be responsible for managing your workload, proactively identifying issues, and working independently for the majority of the time.
• When you repeat a task, you document it the next time. You are interested in building processes rather than merely completing them. Comfortable navigating ambiguity in a growing organization.
• Preferred: Background in senior living, aging services, or community development. Familiarity with RAL-scale or residential assisted living concepts. Experience in evaluating personal real estate deals or managing your own portfolio. Interest in the co-living movement.
