This is a fully remote position, open to applicants in Arizona.
• Implement a detailed and strategic real estate market plan throughout the real estate lifecycle for the designated territory.
• Partner with broker teams and collaborate with analytics, real estate, construction, design, facilities, finance, and asset management stakeholders.
• Facilitate successful store openings from site selection through to the launch and ongoing store lifecycle.
• Identify locations for new stores and opportunities for repositioning existing stores.
• Oversee local real estate broker teams and third-party service providers.
• Conduct field assessments of potential and current sites.
• Negotiate Letters of Intent (LOIs) and leases in conjunction with legal counsel and the Senior Manager.
• Manage numerous LOI and lease negotiations to meet growth objectives.
• Prepare LOIs, site approval documents, financial reports, analyses, and site-submission packages for Real Estate Committee meetings.
• Present site approval documents at the monthly Real Estate Committee meetings.
• Travel regularly within the assigned territory to evaluate retail trade areas, traffic and retail trends, demographics, market changes, and future prospects.
• Communicate effectively with operational partners to present strategies and priorities for new store openings and relocations.
• Build and sustain relationships with developers and manage expectations of external business partners.
• Represent Five Below at selected Regional and National ICSC Conventions.
• Assist with various ad-hoc real estate projects.
• A Bachelor’s or Master’s Degree in Business Administration or a concentration related to real estate/finance is preferred.
• A minimum of 3 years of experience in retail real estate is required.
• At least 1 year of experience in market planning, site selection, and deal negotiation.
• Experience in managing third-party service providers, including local market brokers and external legal counsel.
• Excellent communication, presentation, analytical, and problem-solving abilities.
• Strong negotiation and transaction management skills.
• Capability to work in an ambiguous environment, address issues, and adapt to changes.
• Ability to retain information easily.
• Self-driven, with a keen attention to detail and adherence to deadlines.
• Solid understanding of real estate practices and relevant legal principles.
