This is a fully remote position, open to applicants in North Carolina.
• Establish the site scope and project timeline for entitlements.
• Allocate the necessary resources to expedite project entitlements.
• Oversee a comprehensive project schedule and work plan using Smartsheet.
• Consistently provide updates on project strategy, adjustments, and progress to both internal and external stakeholders.
• Manage contracts with consultants by delegating tasks and communicating anticipated deliverables.
• Track progress and make adjustments as necessary.
• Secure required permits, approvals, and entitlements for sites efficiently and accurately with minimal supervision.
• Initiate construction within 30 days following entitlement completion.
• Adhere to site budgets while maintaining quality and compliance standards.
• Assist the team with a willingness to take direction and collaborate effectively with both internal team members and external stakeholders.
• 3-5 years of experience in construction permitting, entitlements, zoning, land use, or a combination thereof.
• Bachelor’s Degree in Civil Engineering, Urban Planning, Public Policy, or another research-oriented program is preferred but not mandatory.
• Proven ability to execute projects in accordance with specified scope, budget, and timeline, with experience from real estate kickoff to construction initiation.
• Proficient in reading, analyzing, and summarizing civil and building construction drawings, including irrigation, utility, and MEP plans.
• Capable of interpreting and summarizing government and legal codes/statutes, including Building Code, Land Use/Zoning, Development Ordinance, and Code Enforcement Policies.
• Exceptional written and interpersonal communication skills; comfortable making phone calls, negotiating, and maintaining open communication with consultants and stakeholders.
• Self-motivated and eager to collaborate within a team; able to work autonomously on assigned projects while being open to assisting teammates and seeking help when necessary.
• Demonstrated ability to creatively and resourcefully solve problems.
• Strong organizational skills and meticulous attention to detail.
• Proactive mindset with a focus on timely delivery and operational excellence.
• Honest and straightforward communication style, free of ego.
• Ability to utilize or quickly learn various software applications, including Smartsheets, Bluebeam, and Protrack.
• Experience with AutoCAD is highly recommended.
