Pre-Construction Manager

This is a fully remote position, open to applicants in Texas.

📋 Description

• Oversee pre-construction efforts for large GPU data center projects as we transition from 600MW to multi-GW, acting as the liaison among Real Estate, Design Engineering, Procurement, and Construction teams.

• Conduct constructability assessments of electrical, mechanical, structural, and civil designs, emphasizing high-density power distribution (over 100 kW per rack), liquid cooling solutions, and utility interconnections.

• Execute site evaluations (covering electrical capacity, utilities, civil and structural aspects, and phasing) and identify site-specific criteria that influence scheduling, costs, and project delivery.

• Create construction scope packages and RFPs, oversee GC pre-construction services (including bid evaluations, schedule development, labor cost assessments, and subcontractor reviews), and negotiate with landlords, developers, and contractors.

• Perform construction cost analyses from initial concept to GMP, assist with budget revisions, and verify estimates using market and historical data.

• Develop detailed handoff packages for Construction Managers and collaborate with Contracts, Legal, and Commercial teams regarding contract terms and risk distribution.

⛳️ Requirements

• You have experience leading pre-construction for large-scale data center, industrial, or mission-critical initiatives.

• You conduct constructability reviews spanning electrical, mechanical, structural, and civil disciplines, focusing on high-density power and liquid cooling.

• You carry out site due diligence (including geotechnical assessments, utilities, zoning and permitting, and logistics) and translate findings into impacts on schedule and budget.

• You create scope packages and RFPs, manage GC pre-construction services, and negotiate effectively.

• You analyze construction costs from concept through GMP, ensuring estimates remain accurate in relation to market conditions.

• Bonus: Experience with hyperscale data center pre-construction, high-density power (100+ kW per rack), and liquid cooling, along with modular or prefabricated delivery methods.
