Post-Closing Disclosure Specialist

This is a fully remote position, open to applicants in Philippines.

📋 Description

• Review the final Closing Disclosures (CDs) to ensure accuracy, completeness, and adherence to TRID and investor guidelines.

• Verify that all closing costs, credits, and disbursements are accurately represented and supported by settlement statements.

• Guarantee timely distribution of CDs to borrowers and relevant parties in accordance with federal and state regulations.

• Reconcile any inconsistencies between the final settlement statement and the signed consummation of the CD, and generate and send a PCCD as necessary.

• Upload corrected or final versions of CDs into the Loan Origination System (LOS) and investor portals.

• Monitor and manage any missing or trailing settlement statements and coordinate follow-ups with settlement agents.

• Assist audit and quality control teams with documentation requests related to CDs.

• Keep precise logs and reports for post-closing CD tracking and performance metrics.

• Report compliance risks or unresolved CD issues to management for further evaluation.

⛳️ Requirements

• High school diploma or equivalent is required; an associate or bachelor’s degree is preferred.

• A minimum of 2 years of experience in the mortgage industry, particularly in closing, post-closing, or compliance roles.

• Strong understanding of Closing Disclosures, TRID requirements, and fee tolerance regulations.

• Experience collaborating with title/escrow companies and reviewing settlement statements (e.g., ALTA/HUD-1).

• Familiarity with LOS platforms such as Encompass is highly preferred.

• Exceptional attention to detail, organizational abilities, and time management skills.

• Strong written and verbal communication skills.

• Capability to work independently and manage time-sensitive documents accurately.
