This is a fully remote position, open to applicants in New York.
• Originate and sell residential mortgage loans in alignment with sales targets.
• Meet with potential clients referred by real estate agents, developers, attorneys, and other sources.
• Discuss mortgage products and services, offering recommendations tailored to the needs of prospects.
• Assist customers throughout the mortgage application journey.
• Ensure that applications are complete and contain the necessary information and documentation.
• Manage customer expectations concerning processing times and closing schedules.
• Generate leads for mortgage sales opportunities as well as other company offerings.
• Collaborate with sales management to create strategies for achieving sales targets.
• Input data into the mortgage loan system and prepare supporting underwriting and regulatory documentation.
• Forward applications and required information to the underwriting and processing teams.
• Underwrite loans utilizing point-of-sale underwriting systems within established authority.
• Communicate loan decisions and any additional required information to clients.
• Conclude loan commitments and prepare loans for the closing process.
• Maintain communication with customers, underwriters, processors, real estate agents, closing agents, and others throughout the application process.
• Attend closings as necessary.
• Participate in homebuyer workshops, home shows, broker meetings, and financing seminars.
• Suggest modifications to products, programs, and pricing strategies.
• Ensure that TD Bank adheres to successful audit and examination standards.
• Address complex mortgage requirements.
• A Bachelor's degree or equivalent progressive work experience in addition to the experience outlined below.
• A minimum of 2 years of mortgage origination experience.
• Demonstrated sales proficiency.
• Developing understanding of the mortgage industry, including products, lending practices, and regulatory guidelines.
• Strong skills in sales and negotiation.
• Capability to independently plan activities to reach sales objectives.
• Excellent time management abilities.
• Outstanding verbal and written communication skills.
• Proficient in PC skills, with the ability to learn mortgage origination and automated underwriting systems.
• Must qualify for employment with a covered financial institution under Regulation Z standards.
• Must be eligible for registration as a registered mortgage loan originator with the NMLS as per the SAFE Act.
• A satisfactory criminal background and credit check are required.
• Required statements/certifications regarding administrative, civil, and/or criminal findings by government authorities.
• Occasional domestic travel may be required; no international travel is expected.
