This is a fully remote position, open to applicants in New York.
• Originate and sell residential mortgage loans to meet established sales targets.
• Conduct meetings with potential clients referred by realtors, developers, attorneys, as well as internal and external referral sources.
• Articulate mortgage products and services while suggesting suitable options based on the needs of prospects.
• Assist customers throughout the mortgage application and loan process.
• Verify that applications are complete and include all necessary documentation.
• Manage customer expectations concerning processing times and closing schedules.
• Generate referrals for mortgage opportunities and other products offered by the company.
• Formulate strategies to meet sales objectives with support from sales management.
• Input loan data into mortgage loan systems and ensure accurate pipeline information is maintained.
• Create relevant files and documentation for underwriting and compliance purposes.
• Submit applications and necessary information to underwriting and processing teams.
• Underwrite loans within the scope of authority using point-of-sale underwriting systems.
• Communicate loan decisions and any additional information requirements to clients.
• Finalize loan commitments and prepare applications for closing.
• Regularly coordinate with customers, underwriters, processors, realtors, and closing agents.
• Attend closing meetings as required.
• Participate in homebuyer seminars, home shows, broker meetings, and home-financing workshops.
• Suggest enhancements to products, programs, and pricing structures.
• Ensure successful audits and examinations by TD Bank.
• Address complex mortgage requirements.
• A bachelor's degree or equivalent work experience in addition to the experience specified below.
• A minimum of 2 years of experience in mortgage origination.
• Demonstrated sales proficiency.
• A developing understanding of the mortgage sector, including products, lending practices, and regulatory standards.
• Strong sales and negotiation abilities.
• Capacity to self-manage and organize activities to achieve sales objectives.
• Excellent time-management capabilities.
• Outstanding verbal and written communication skills.
• Proficient in PC operations and capable of learning mortgage origination and automated underwriting systems.
• Eligibility for employment with a covered financial institution per Regulation Z standards.
• Qualification for registration as a registered mortgage loan originator with NMLS in accordance with the SAFE Act.
• Successful completion of a criminal background check and credit report evaluation.
• Required applicant certifications or statements regarding administrative, civil, and/or criminal findings.
• Ability to perform continuous sedentary tasks, multitask, operate office equipment, and engage in reading, writing, comprehension, and basic arithmetic.
• Occasional domestic travel is required; international travel is not necessary.
