This is a fully remote position, open to applicants in India.
• Take ownership of the entire draw cycle for all ongoing development projects involving multiple lenders.
• Prepare, compile, and submit draw requests along with comprehensive supporting documentation such as cost certifications, inspection reports, title updates, and lien waivers.
• Collaborate with lenders, inspectors, and title companies to ensure timely review and funding of each draw request.
• Maintain a master draw schedule for the portfolio and proactively identify any delays or funding risks.
• Monitor draw disbursements against approved budgets and highlight any variances for review.
• Examine closing documents, title commitments, settlement statements, and HUDs to detect discrepancies, funding risks, or at-risk situations prior to closing.
• Act as the primary liaison for all lenders, managing daily communication and the necessary exchanges to facilitate draw advancements and receipts.
• Cultivate strong, trust-based relationships with lender asset managers and construction monitors.
• Professionally and efficiently address lender queries, information requests, and conditions.
• Ensure that all loan covenants, reporting obligations, and draw conditions are fulfilled punctually.
• Work with project managers, contractors, and the development team to collect and verify draw documentation.
• Oversee the complete insurance lifecycle for all projects and entities, including builder's risk, general liability, title, and other necessary coverages.
• Proactively seek and evaluate quotes from brokers, make recommendations, and coordinate the binding of coverage.
• Manage premium payment schedules, ensuring timely payments that are accurately reflected in project and company cash flow.
• Maintain an up-to-date insurance register, ensuring all coverage remains compliant with lender requirements at all times. Track renewal dates and initiate renewal processes ahead of expiry.
• Monitor interest accruals and payment schedules for all construction and development loans.
• Reconcile interest statements from lenders with internal records and identify discrepancies.
• Collaborate with the finance team to ensure accurate reflection of interest payments in project cost projections and company cash flow.
• Serve as the operational connector between construction and capital teams.
• Generate weekly and monthly reports on draw status, upcoming payments, and anticipated funding requirements.
• Work closely with the CEO/Head of Capital to provide proactive cash flow inputs for treasury planning.
• Identify cash flow pinch points early and work across functions to mitigate timing risks.
• 4–7 years of experience in real estate development finance, construction lending, or a similar role.
• Strong understanding of construction loan mechanics, including draw procedures, lender requirements, inspection processes, and loan covenants.
• Experience managing schedules and liaising with brokers and lenders to ensure coverage compliance.
• Strong financial literacy, comfortable with reading loan agreements, reconciling interest statements, and building cash flow models.
• Highly organized with a proven history of managing multiple projects and deadlines simultaneously.
• Excellent communication skills, capable of managing lender relationships professionally and coordinating internally across finance, development, and legal teams.
• Advanced proficiency in Microsoft Excel and Google Suite (Sheets, Docs, Drive, Gmail); able to create tools and trackers that others depend on.
• High attention to detail and an ownership mentality; proactive in identifying issues before they escalate and committed to seeing them through to resolution.
