Development Program Manager, Data Center Construction

This is a fully remote position, open to applicants in Alabama.

📋 Description

• Oversee multiple projects across campus(es) while keeping budgets, schedules, and status reports up-to-date for each.

• Develop and share monthly updates on the development program and project status that are appropriate for executive-level reviews.

• Present information effectively to facilitate informed decision-making.

• Collaborate with QTS stakeholders, design, and construction teams to develop a comprehensive master development program for site(s), including a holistic campus design solution and capital budget.

• Manage the entitlement and permitting requirements for each assigned project site.

• Execute and oversee multi-phased site development plans to meet time, budget, and quality benchmarks consistently.

• Regularly update a campus master plan to provide reliable statistics within a changing environment.

• Draft scopes of work for design, construction, and commissioning services, and engage in procurement and project cost estimation.

• Assess and standardize pricing proposals for design, construction, and commissioning services.

• Collaborate closely with the strategic procurement team on the equipment procurement and delivery process.

• Ensure that necessary submittals are coordinated with site stakeholders.

• Monitor and generate project budget/cost-to-date in relation to the overall project budget.

• Set project schedules and lead teams to ensure timely completion.

• Review and approve monthly pay applications submitted by contractors.

• Assess change order requests from contractors and negotiate pricing accordingly.

• Develop site construction security protocols in collaboration with the site security team.

• Formulate plans for product deployment and communicate these plans with QTS staff involved.

• Partner with Sales Engineers and Product teams to assist in custom deal solutions for potential clients within the designated schedule and budget for the assigned location.

• Establish and nurture relationships as a liaison with key QTS stakeholders.

• Represent QTS interests as a leader in OAC meetings.

• Cultivate relationships that strengthen QTS's position as a leader in creating the World's Most Valuable Data Center Real Estate.

• Assist in due diligence for potential new sites as required.

• Collaborate with the internal development team to improve project management processes and protocols.

⛳️ Requirements

• Bachelor's degree in Science or Engineering or equivalent professional experience.

• A minimum of eight years of professional experience in commercial construction practices and procedures, including the management of Lump Sum, Construction Management at Risk, and Design Build project delivery methods from conceptual development through procurement to closeout.

• Proficient in Microsoft Office suite, especially PowerPoint for conveying program updates to executive levels and Excel for creating and maintaining site programs and individual project budgets.

• Willingness to travel as required for business purposes.
