Date Down Processor, Default Services

This is a fully remote position, open to applicants in California.

📋 Description

• Conduct searches and review property chains using computerized systems to gather information for date down searches.

• Upload the compiled results to TM.

• Provide clients with copies of documents and other relevant data.

• Verify the accuracy of documents.

• Retrieve and assess PI and GI chains and documents for accuracy.

• Check for bankruptcies involving borrowers, junior beneficiaries, or any parties with an interest in the property.

• Communicate with clients through phone and email.

• Analyze property chains and general indices to filter out unnecessary information.

• Communicate with trustees, clients, Examiners, Title Officers, or Chief Title Officers when discrepancies occur.

• Perform additional assigned tasks.

⛳️ Requirements

• A minimum of two years of experience in the title insurance sector.

• High school diploma or equivalent is required.

• Familiarity with foreclosure documents and their implications on title.

• Understanding of the foreclosure process.

• Operational proficiency with software systems used for handling property (PI) and name (GI) chains.

• Knowledge of title plant software search engines, including DataTrace 2, Data Tree, TitlePoint, and Timms.

• Strong customer service along with written and verbal communication skills.

• Capability to thrive under pressure in a fast-paced environment.

• Proficient computer skills.

• Applicants must be authorized to work in the United States on a full-time basis.

• Ability to multitask and adhere to tight deadlines set by clients.
