This is a fully remote position, open to applicants in Florida, +7 more states.
• Ensures the effective implementation of annual construction enhancement projects (capital expenditures) from initiation to completion.
• Overseeing, managing, and planning intricate projects, including assessing and recommending value-adding improvements.
• Monitor project advancement, establish, and adhere to deadlines.
• Acts as the representative of Westport Properties to existing and prospective partners, investors, and vendors.
• Responsible for the daily scheduling of vendors, obtaining construction project proposals, drafting contracts, and managing expense budgets.
• Formulate site improvement strategies under the direct supervision of the Director of Facility Services for all new and existing properties, assessed on a market-by-market and site-by-site basis.
• Develop and sustain a network of vendors and general contractors across various states and regions.
• Oversee vendor administration, onboarding, compliance, scheduling, document management, and project closure, including managing insurance certificates, new vendor training, software system maintenance, and compliance.
• Assist in the preparation of annual facility capital improvement budgets by evaluating proposed and recommended work and providing an expenditure forecast for projects.
• Manage and coordinate the due diligence process for new and acquisition properties, including the preparation of capital expenditure forecasts.
• Report on property conditions and furnish the Acquisitions and Operations teams with timely insights regarding a property’s physical and operational status.
• Work towards identifying all federal, state, local, industry, contractual, and company regulations, standards, specifications, and best practices.
• Ensure the consistent application of Westport Properties' operating standards, policies, and procedures.
• Conduct risk assessments; report identified risks to management; and provide recommendations for risk mitigation.
• Maintain a high level of communication and follow-up with all organizational levels.
• Provide emergency response as necessary.
• Utilize the company’s construction management platform for planning and organizing initiatives and projects.
• Identify and communicate opportunities for enhancing systems, processes, methodologies, and training to boost efficiencies and personnel performance.
• Serve as a point of contact for third-party owners and asset managers for joint venture partners, managing multiple construction projects in a fast-paced, dynamic environment.
• Valid driver's license.
• Demonstrated ability to consistently meet and surpass performance standards.
• Strong analytical and problem-solving skills.
• Capable of prioritizing multiple projects while managing numerous interruptions.
• Ability to work effectively under pressure, consistently meeting deadlines.
• Able to work independently with minimal supervision.
• Must be capable of fulfilling some of the physical demands of the job.
• Willingness to travel to various states to oversee projects and engage with vendors.
• Ability and readiness to work remotely and adapt to new environments.
• Excellent written and verbal communication skills.
• Strong computer skills, with proficiency in Microsoft Office Suite: Word, Outlook, and Excel.
• Highly organized with the capability to track progress across multiple concurrent projects.
• Ability to comprehend and adhere to Company policies, staying updated with relevant industry standards.
