This is a fully remote position, open to applicants in United States.
• Responsible for maintaining, reviewing, and ensuring the timely and accurate completion of all regularly scheduled tasks, including outstanding or late steps, within the foreclosure tracking templates daily.
• Communicates effectively with team members, default support groups, clients, and investors throughout the foreclosure process.
• Secures approvals and manages any outstanding or upcoming tasks/events, including ensuring deadlines are met and the accuracy of entered dates for task completion.
• Manages custodians effectively during the collateral order and/or document scanning and upload upon receipt.
• Engages with assigned attorneys/trustees through vendor tracking software regarding any delays or pending inquiries.
• Leverages all applicable tools to manage the pipeline, system of record, vendor tracking software queue, and control reporting effectively.
• Supplies timely and accurate figures, information, documents, or instructions to assigned attorneys/trustees/vendors within the SLA as outlined in foreclosure and default procedures.
• Addresses all fee, cost, and figure-related inquiries within SLA to ensure appropriate loan dispositioning, system coding, investor reporting, and funds processing.
• Ensures all attorney and foreclosure costs comply with Investor, Fannie Mae, Freddie Mac, FHA, VA, or USDA allowable fee schedules.
• Properly maintains the system of record and vendor tracking software to ensure accurate notifications and reporting to Investors, Clients, Borrowers, and relevant State or Federal Agencies during foreclosure completion.
• Ensures timely imaging of all foreclosure procedural documents.
• Identifies and analyzes “exception cases” or lien threats, including tax sales, drug seizures, and contested foreclosures, making recommendations for resolution and developing action plans and timelines with the attorney, while notifying the manager and investor/insurer as necessary.
• Identifies, addresses, and resolves complex or escalated matters with management guidance and approval to prevent delays in the foreclosure process.
• Available to assist with training new hires.
• Aids in preparation for workflow-based presentations, projects, or initiatives in a Subject Matter Expert (SME) capacity.
• Verifies that taxes and insurance are maintained and paid promptly.
• Documents all servicing activities, actions taken, delays, follow-ups, and phone conversations in the system notes.
• Monitors vendor performance and appropriately notifies the Department Manager, Vendor Management, Oversight Management, or Client Management when performance issues arise (vendors' inability or failure to comply with investor/insurer procedures and/or CMS requirements).
• Reviews upcoming sales at least 5 days prior to the scheduling of the sale to ensure all requirements are fulfilled.
• Transfers files for conveyance, claim filing, and/or to REO within 24 hours following the foreclosure sale completion or the conclusion of the Ratification, Confirmation, or Redemption period.
• Ensures proper disposition and completion of a foreclosure sale, and follows up on sale proceeds within the respective judicial or non-judicial proceeding.
• Compiles, maintains, and ensures accurate system coding for IRS 1099A/1099C (on foreclosed loans within the same month of sale completion).
• Processes all instructions for posting funds within SLAs, ensuring timely and accurate instructions when funds or proceeds are received.
• Performs other duties and special projects as assigned.
• High School Diploma or equivalent work experience; some college education is preferred.
• Minimum of three (3) years of Foreclosure experience or a combination of three (3) years in banking, mortgage, and foreclosure experience.
• Notary Public certification or prior Paralegal experience is preferred.
• Ability to self-motivate and work independently with minimal supervision.
• Capability to understand opposing viewpoints on highly complex issues and negotiate, integrating different perspectives.
• Ability to make decisions that significantly impact the immediate work unit.
• Skill in organizing and prioritizing one's work schedule on a short-term basis.
• Proficiency in basic arithmetic operations and the ability to record, balance, and verify results for accuracy.
• Competence in composing detailed reports, work-related manuals, and publications of limited scope or impact.
• Ability to manage workload effectively to meet strict deadlines.
• Exceptional written and oral communication, organizational, and time management skills.
• Capability to handle multiple tasks under pressure and adapt to changing priorities.
• Strong interpersonal skills with a focus on teamwork and quality loan evaluation.
• Understanding of the foreclosure process and the distinctions between Judicial and Non-Judicial proceedings.
