Senior Cost Manager, Quantity Surveyor – Data Center Construction

This is a fully remote position, open to applicants in Texas.

📋 Description

• Estimate and negotiate change orders throughout the construction lifecycle.

• Provide estimation and cost planning, which includes producing and presenting final cost plans.

• Review and engage in the creation of cost estimates for large-scale construction projects.

• Reconcile changes and assist contractors to ensure data accuracy.

• Communicate with contractors, consultants, and project stakeholders to collect status updates and prepare cost estimate revisions.

• Draft written comments for contractor submissions, including executive summaries.

• Coordinate cost information from contractors, subcontractors, suppliers, A/Es, and project stakeholders.

• Inform and influence engineering priorities based on cost implications.

• Proactively resolve scheduling issues with minimal supervision.

• Manage cost checks and valuations on larger projects.

• Oversee post-contract cost variances and change control processes.

• Manage assessments of cost impact, contingency management, and commitment tracking logs.

• Prepare funding data presentations and facilitate value engineering sessions.

• Develop and update cost plans and estimates throughout the design phase.

• Provide commercial insights for design optioneering and value engineering initiatives.

• Review pricing from contractors and subcontractors while leading negotiations on the client side.

• Conduct quantity surveying, cost controls, and change management throughout the project's lifecycle.

• Ensure the effectiveness of cost auditing, valuation, and validation processes.

• Generate monthly cost reports for client presentations.

• Negotiate and finalize accounts promptly.

• Compile records of built cost estimates and benchmark data.

• Identify, coach, and mentor emerging talent.

• Provide leadership and service delivery on commissions.

• Monitor margin levels, monthly fee/resource forecasts, and financial reports using internal software.

• Implement internal business management systems, methodologies, and tools.

• Adhere to relevant SOX control responsibilities.

⛳️ Requirements

• Bachelor's degree in Construction Management, Cost Management, Quantity Surveying, Engineering, or a related field in construction.

• A minimum of 5–7 years of pertinent experience in a cost management role within the construction industry.

• Experience in leading cost management efforts on medium to large-scale, moderately to highly complex construction projects.

• Strong knowledge of construction industry technical aspects, including procurement routes, value management, and value engineering.

• Exceptional communication and stakeholder management abilities.

• Capability to thrive in fast-paced project environments with multiple stakeholders and simultaneous construction activities.

• Comfortable functioning in a client-facing role.

• Ability to work autonomously as well as collaboratively within a team.

• RICS accreditation or progress towards it is preferred.

• Experience in construction consultancy is highly desirable.

• Prior experience supporting large-scale commercial, industrial, campus, mission-critical, manufacturing, or similarly complex construction projects is preferred.
