This is a fully remote position, open to applicants in United States.
• The primary responsibility of the Sales Manager is to solicit, originate, and finalize residential mortgage loans, which involves making sales.
• Keep an up-to-date knowledge of all Company loan products and understand the qualifications required for each applicant.
• Identify and suggest products that align with both the customer's needs and the Company’s lending guidelines.
• Meet borrowers at their home, office, or any other convenient location to conduct loan interviews and gather all necessary application documentation, including income, assets, employment, and credit information, in accordance with RESPA, TILA, ECOA, and applicable state laws.
• Review active loan files as needed to support and advance the Loan Officer’s sales and origination efforts.
• Develop referral sources from previous borrowers, real estate agents, financial planners, real estate attorneys, settlement companies, and other ancillary businesses with the potential to expand the Loan Officer's business referral network by consistently participating in local conferences, realtor events, networking events, local association events, home buyer seminars, or any other external activities expected to generate networking and referral opportunities.
• Attend closings to serve as the appropriate liaison for the Company as the transaction concludes.
• Collaborate with processors, underwriters, appraisers, title companies, and closing agents to ensure timely loan approval and closing; respond promptly to conditions and underwriting suspense items.
• Provide borrowers with timely and accurate status updates throughout the loan process; proactively communicate about any delays, additional documentation needs, or changes to loan terms.
• Maintain a solid understanding of GSE guidelines (Fannie Mae/Freddie Mac), FHA, VA, USDA, and non-QM product overlays applicable to the Company’s offerings; apply this knowledge to accurately pre-qualify borrowers.
• Perform other duties and responsibilities as assigned.
• Maintain active licensing necessary for lending activities.
• Meet the Company’s Minimum Funding Standards.
• Spend at least 80% of the work week outside of the office pursuing the goals outlined in this description.
• Ensure that all loan origination activities are compliant with Regulation Z (12 C.F.R. § 1026.36), the SAFE Act, HMDA, Fair Lending laws, and all other relevant federal and state requirements.
• Never direct borrowers to loan products based on personal compensation. Present loan options impartially and in the best interest of the borrower, in line with COMPANY’s anti-steering policy and Regulation Z requirements.
• Maintain active NMLS licensure in all states where loan origination occurs; complete the required annual continuing education (CE); and promptly report any reportable events to the Company and relevant state regulators.
• Comply with all Company policies and procedures, including but not limited to the MLO Compensation Policy, Compensation Policy and Procedures, Anti-Steering Policy, Privacy Policy, UDAPP, and Fair Lending Policy; complete all mandatory Company training programs in a timely manner.
• Maximize personal productivity: Have a desire to enhance personal productivity through attention to detail, self-motivation, and adaptability to meet branch and personal goals.
• Maintain active licensing required for lending activities.
• Maintain Company Minimum Funding Standards.
• Spend at least 80% of the work week outside of the office developing goals outlined in this description.
• Ensure all loan origination activities comply with Regulation Z (12 C.F.R. § 1026.36), the SAFE Act, HMDA, Fair Lending laws, and all other applicable federal and state requirements.
