
Real Estate Lead, Data Center Site Acquisition

This is a fully remote position, open to applicants in United States.
• Take charge of market prioritization and the strategy for portfolio acquisition across designated regions.
• Identify and assess land parcels on a large scale to facilitate long-term growth of data centers.
• Develop and oversee a nationwide pipeline of site opportunities by leveraging relationships with brokers and developers, engaging landowners, utilizing utility insights, and performing market mapping.
• Direct the commercial site-control strategy while managing multiple negotiations concurrently, including LOIs, option agreements, PSA structures, BTS, leases, and other relevant pathways.
• Oversee due diligence processes encompassing zoning, entitlements, title/ALTA, environmental issues, power and water infrastructure, site access, offsite enhancements, and easements.
• Collaborate with leaders in Utilities, Land Development, Environmental matters, Economic Development, and Community Affairs.
• Negotiate transaction structures that maintain flexibility while mitigating execution risks, schedule exposure, and development limitations.
• Create transaction approval packages, conduct financial analyses, and prepare executive summaries for acquisition recommendations.
• Develop repeatable playbooks, templates, and criteria for site screening, acquisition closure, and portfolio management.
• Forge relationships with brokers, speculative developers, landowners, consultants, and local market stakeholders.
• Keep track of national and regional land markets, pricing trends, policy shifts, and community dynamics.
• Minimum of 8 years in commercial real estate acquisition, site selection, or corporate development.
• Experience with data center or hyperscaler companies is preferred.
• Proven track record in identifying and finalizing large-scale land transactions, typically of 500+ acres, within tight deadlines.
• In-depth knowledge of data center site-selection factors, including power availability, grid interconnectivity, fiber optics, zoning, entitlement, and environmental restrictions.
• Capability to manage intricate due diligence tasks, encompassing surveys, title management, environmental reviews, zoning overlays, and access rights.
• Strong negotiation abilities and familiarity with LOIs, PSA terms, option agreements, and closing procedures.
• Exceptional communication and stakeholder management skills.
• Comfortable presenting intricate portfolios to senior executives.
• A strategic, data-driven approach to converting market intelligence into acquisition strategies.
