This is a fully remote position, open to applicants in United States.
• Identify and showcase potential sites, utilizing data to inform site selection.
• Conduct thorough due diligence assessments of prospective sites.
• Assist in site selection and the design process.
• Develop and evaluate market surveys, geo-mapping, rent forecasts, and pro forma budgets.
• Build and nurture relationships with landlords, brokers, contractors, and vendors.
• Analyze market conditions and comparable properties to ascertain market values.
• Draft Letters of Intent for new sites, leases, tenant improvement requests, renewals, and terminations.
• Facilitate the legal review of real estate documents prior to execution.
• Monitor contract processes and key dates.
• Establish utility accounts and arrangements for landlord payments.
• Supervise the administration, tracking, and auditing of Geode Health leases.
• Maintain the real estate lease database.
• Coordinate real estate payment processes with Accounts Payable and Accounts Receivable departments.
• Complete estoppels, SNDA agreements, and lease amendments.
• Assist with compliance in real estate accounting, audits, and tenant improvement allowance collection.
• Conduct lease-related analyses and reporting, including CAM, rent, and charge reconciliations.
• Collaborate with Finance and Operations to monitor real estate portfolio performance.
• Manage and negotiate lease renewals, terminations, extensions, and rent reductions.
• Identify areas for enhancing real estate processes, costs, and tools.
• Prepare and present portfolio updates, data, and recommendations to Geode Health leadership.
• Support the establishment of Geode Health's new outpatient mental health offices.
• Bachelor's degree in Real Estate, Business, or a related discipline from a reputable university.
• More than 5 years of experience in real estate.
• Preference for candidates with healthcare real estate experience.
• Demonstrated experience in managing multiple small capital projects.
• Proficiency in financial analysis, contract management, and payment applications.
• Experience working across various states and cities.
• Proven ability to develop and sustain relationships with contractors, landlords, and vendors.
• Knowledge of relevant building codes, regulatory agency requirements, and ADA compliance.
• Experience in building, developing, and leading a high-performance team.
• Willingness to travel to support projects, with the potential for up to 50% travel.

• Projected earnings between $140,000.00 and $150,000.00.
