This is a fully remote position, open to applicants in Brazil.
• Determine the necessary permits for obtaining legal approval for development, ensuring compliance with current legislation for project initiation and construction execution, while maintaining accurate documentation of all approval processes;
• Confirm permits upon receipt, track expiration dates and conditions, coordinate project timelines with the Operations team, and initiate renewals as needed;
• Provide guidance and clarification to the Operations team regarding permit recommendations and conditions, authorizations and approvals, and assist in meeting requirements for acquiring the Certificate of Occupancy (Habite-se);
• Evaluate and monitor project alterations following permit issuance and their potential implications with licensing authorities, concentrating on the completion terms (Habite-se);
• Aim for prompt and precise responses to technical requirement notifications (e.g., “Convite/Comunique-se”) on active processes to prevent delays in approvals;
• Organize and engage in strategic discussions with public authority technical staff at the analyst/coordination level within the agency;
• Receive and relay inquiries from licensing authorities about permits and approvals, directing them to the relevant departments for resolution (Legal – Litigation, Operations, and/or Business);
• Align technical-legal document information with the descriptive memorial prepared by the Real Estate Legal Department for Incorporation Registration at the Real Estate Registry Office;
• Request, monitor, and verify the submission of architectural permit drawings from the internal Projects department for municipal approval;
• Hire and oversee external service providers. Monitor deliverables and authorize payments based on scheduled milestones;
• Develop, manage, and update licensing timelines for project initiation, assessing discrepancies between planned and actual activities while proposing action plans to adhere to final deadlines.
• Bachelor’s degree in Architecture or Civil Engineering;
• Proficiency in AutoCAD / Microsoft Office Suite / Google Earth.

• Additional courses in Real Estate Development (Incorporation) and Microsoft Project.
