This is a fully remote position, open to applicants in Philippines.
• Review, redline, and authorize marketing and advertising materials submitted by loan officers, branches, and corporate marketing, which include flyers, mailers, rate sheets, open-house collateral, presentations, and co-branded materials.
• Assess all triggered-term advertising for necessary disclosures under TILA / Regulation Z §1026.24 (e.g., APR, payment, term, and rate disclosures), ensuring they are presented clearly and conspicuously.
• Evaluate content for prohibited, deceptive, or misleading representations under the MAP Rule (Regulation N, 12 CFR Part 1014), including claims related to rates, payments, government affiliation, FHA/VA programs, and offers that seem "too good to be true."
• Verify the accurate use of the company NMLS ID, individual LO NMLS IDs, Equal Housing Lender language, licensing footers, and necessary state-specific advertising disclosures.
• Conduct audits of company and loan-officer websites, landing pages, and microsites to ensure accurate licensing disclosures, disclaimers, and compliant rate/payment presentations.
• Review social media posts, paid digital ads, email campaigns, video, and text/SMS marketing to ensure compliance with advertising rules across all platforms.
• Monitor third-party lead-generation, listing-site profiles, and co-marketing agreements for adherence to advertising rules and RESPA Section 8 marketing-services considerations.
• Maintain logs for advertising reviews and retain commercial communications in accordance with MAP Rule recordkeeping requirements (24-month retention) and company policy.
• Track review turnaround times, recurring deficiencies, and approval statuses; report trends and risk areas to the Chief Compliance Officer.
• Assist in updating advertising policies, disclosure libraries, and pre-approved template language as regulations and guidance evolve.
• Provide targeted training and constructive feedback to loan officers and marketing staff regarding common advertising violations and best practices.
• Support regulatory examinations, audits, and reviews by investors/agencies by compiling advertising documentation and addressing findings.
• Bachelor’s degree in business, finance, communications, paralegal studies, or a related field — or equivalent experience in the mortgage industry.
• Over 2 years of experience in mortgage compliance, marketing review, quality control, or a closely related regulatory role within a lender, bank, or BPO.
• Proficient understanding of TILA / Regulation Z advertising rules, the MAP Rule / Regulation N, and the UDAP/UDAAP framework.
• Strong attention to detail, capable of quickly and consistently identifying missing disclosures, triggered terms, and misleading claims.
• Exceptional written communication skills for redlining, crafting compliant language, and documenting review justifications.
