LIHTC Development Consultant

This is a fully remote position, open to applicants in Minnesota.

📋 Description

• Offer expertise on LIHTC transaction structures.

• Aid in the preparation and evaluation of financial models.

• Prepare and/or assess 50% Test and 95/5 Test calculations.

• Assist with investor due diligence and the requirements for equity closing.

• Help calculate eligible basis, qualified basis, and applicable fractions.

• Assist in the preparation of IRS Form 8609 documentation.

• Contribute to the preparation and review of cost certifications.

• Provide guidance on compliance with IRS Section 42 mandates and tax credit regulations.

• Deliver technical consultation concerning bond-financed and RAD transactions.

⛳️ Requirements

• Proven experience with LIHTC developments.

• Background in completing various LIHTC cost certifications.

• Understanding of IRS Section 42 requirements and tax-exempt bond financing.

• Preference for candidates with experience collaborating with housing authorities and affordable housing developments.
