• Oversee the design process for capital expenditure projects across CoreSite's facilities nationwide.
• Coordinate design schedules, deliverables from both internal and external stakeholders, changes in scope, and related budgets under the guidance of the Vice President of Development & Design.
• Keep up with emerging trends and new technologies relevant to upgrade and retrofit scenarios.
• Managed projects include retrofitting and infrastructure enhancements within operational data center facilities, repositioning of legacy buildings, planned phased interior buildouts, and large-scale retrofits.
• Assist in maintaining CoreSite’s OPR to incorporate lessons learned, market trends, and technological advancements.
• Prepare for and contribute to project kickoff meetings to establish project needs and constraints.
• Develop budgets and timelines for design and permitting activities; monitor against actuals and report discrepancies.
• Facilitate design meetings; ensure all scopes are clearly defined, delineated, and coordinated among design disciplines.
• Oversee the building permit process from design submission to final permit issuance.
• Provide periodic design and engineering due diligence support for potential facility acquisitions.
• Collaborate with stakeholders within the organization, including Construction, Engineering, Operations, and General Management.
• Ability to excel in a hybrid work setting, requiring at least two onsite days per week.
• Willingness to travel up to 20% of the time across CoreSite's national portfolio, with potential for increased travel as project needs dictate.
• Strong understanding of building design processes, including code compliance, building systems, and space planning in occupied facilities.
• Proven knowledge of the design and construction challenges related to retrofit, remodel, and tenant improvement work in operational settings.
• Comfort navigating diverse jurisdictional requirements across various U.S. markets simultaneously.
• Familiarity with management procedures, budgeting, and program implementation.
• Ability to rapidly solve practical problems, manage multiple concurrent projects, and organize resources to ensure timely and budget-compliant work completion.
• Excellent written and verbal communication skills; capable of presenting to various organizational levels.
• Proficient in reviewing vendor cost estimates and value engineering proposals for validity and alignment with project objectives.
• Strong analytical skills and the ability to build relationships and partnerships across organizational boundaries.
• Detail-oriented with exceptional organization and project management skills; capable of managing fast-paced, multiple projects while adhering to budgets and deadlines.
• Must have a solid understanding of efficient document control and retention processes.
• Strong leadership abilities and a high level of integrity.
• Exemplifies behaviors consistent with CoreSite's culture and core values.
• Bachelor's degree in Architecture, Engineering, Construction Management, or a related field.
• Minimum of five years of design management or construction experience, with a significant focus on existing building retrofit, renovation, or tenant improvement projects; data center experience preferred.
• Proven experience in managing projects across multiple geographies or jurisdictions simultaneously.
• Strong knowledge of building permitting requirements for existing building modifications, remodels, and interior improvements.
• Experience in managing design consultants and coordinating cross-functional teams in fast-paced project environments.
