• Direct involvement in high-volume commercial estimating
• As volume increases, you will contribute to the design and enhancement of the estimating infrastructure
• Review of blueprints and specifications
• Ability to read and interpret comprehensive construction drawing sets
• Assess roof assemblies, flashing details, wall details, and penetrations
• Extract scope directly from plans provided by General Contractors
• Identify discrepancies between architectural details and manufacturer specifications
• Convert architectural intent into precise commercial roofing scope
• Conduct take-offs and quantification
• Perform take-offs using Building Connected or STACK tools
• Calculate total roof square footage
• Measure parapet walls, including 6-inch up-and-over details
• Generate insulation quantities, incorporating appropriate waste factors (0–2% based on curb density)
• Calculate membrane quantities, including 10–20% waste plus seam overlap loss
• Determine fastener counts based on wind ratings and building height (height × 0.4 perimeter enhancement rule)
• Implement perimeter enhancements or RhinoBond logic based on design criteria
• Development of materials and assemblies
• Create complete material lists according to roof assembly specifications
• Align quantities with manufacturer requirements
• Familiarity with mechanically attached systems, TPO, PVC, and RhinoBond assemblies
• Ensure quantities meet field execution standards to minimize rework
• Preparation of proposals and submissions
• Draft professional commercial bid packages
• Prepare submittal packages for general contractors
• Assist in documentation needed for AIA billing and closeout packages
• Coordinate compliance documentation with manufacturers
• Bachelor’s Degree in Architecture (mandatory)
• At least 3–4 years of relevant experience
• Strong skills in reading and interpreting comprehensive construction plan sets
• Experience in reviewing commercial construction documents
• High attention to detail and analytical skills
• Comfortable working in a high-volume bidding environment
• Excellent written communication abilities
• Experience in commercial roofing or building envelope systems is preferred, though not essential if strong architectural skills are evident
• Ability to navigate drawings independently and confidently
• Understanding of how building height, wind ratings, and assembly types influence fastening patterns and material quantities
• Ability to think structurally and systematically, beyond just numerical analysis
• Commitment to accuracy, organization, and documentation discipline
• Must be easily understood in both spoken and written English
• Capable of engaging in professional conversations with clients
